The Wales-based housebuilder is preparing plans to redevelop a 37-acre site close to Botany Bay.  

Castle Green’s 200-house proposals are outlined in an environmental impact assessment screening opinion request, lodged with Chorley Council by planning consultant Pegasus Group.  

The request aims to determine whether the developer is required to submit an environmental impact assessment alongside any future planning application.  

Castle Green wants to build its scheme on five parcels of farmland north of the M61 and south of Great Knowley.  

Nearby, FI Real Estate Management is planning to redevelop Botany Bay into a 405,000  sq ft of industrial and commercial development, having scrapped plans for a retail village.

Castle Green’s scheme would be one of the developer’s largest to come forward since a management buyout led by managing director Gwyn Jones 18 months ago. The firm, previously known as Macbryde Homes, r ebranded after the MBO.

Last week, Castle Green released its accounts for the 12 months up to March 31 2022. The results showed a 45% turnover increase compared to 2021, with revenue climbing from £54m to £78m.  

Up to 1,300 homes and 1.7m sq ft of employment space could be built on more than 400 acres of Green Belt north and south of the A59 close to junction 31 of the M6.
